Who we are
Land is a local business.
Carolina Development Partners was built around a simple observation: the difference between a tract that works and one that does not is almost never visible from a listing photo. It is in the soils report, the sewer allocation letter, the county's capital improvement plan, and the temperament of the planning board.
So that is where we spend our time. We underwrite land the way a developer does, whether we are buying it, selling it, or building on it. Sellers get an honest number. Builders get lots that show up when we said they would. Buyers get told what a parcel can and cannot do before they write a check.
We work out of an office on Morlake Drive in Mooresville, and we cover the growth corridors on both sides of the state line from there.

Including our own. If your tract will not perc, cannot get sewer, or sits behind a road the county will not accept, you will hear it from us early rather than after you have spent money on engineering.
We close what we sign
Our diligence happens before the contract, not during it. That is why our closings hold their dates and why sellers take our offers seriously.
We stay in our footprint
Nineteen counties across two states. We know the staff, the utility districts, and the absorption in each one. We do not chase deals in markets we cannot drive to.
We are principals, not middlemen
When we buy, we buy with our own capital. There is no committee somewhere else deciding whether your deal is interesting.
